Three different land tenure regimes coexist in this area, and the difference between them decides what you can do with the property, how you pass it on, and who you can sell it to later. That is not a technicality, that is the whole transaction.
Advisory work means reviewing the specific property you are interested in, telling you which regime it sits under, which documents exist and which are missing, and what the route to closing looks like. If something does not add up, you hear it before the deposit, not after.
For foreign buyers it includes explaining the bank trust inside the restricted zone, coordinating with the notary, and giving you an estimate of closing costs so they do not turn up as a surprise at the end.
Common questions
- Can I buy on the coast as a foreigner?
- Yes. Within 50 km of the coastline it is done through a bank trust, where the bank holds title and you hold every right of use, rental, sale, and inheritance. It is the normal mechanism, not an exception.
- What if the property I like is ejido?
- It can be transacted, and it is transacted every day in Melaque, but it does not give you a deed. We explain in detail what you receive, what risk you take on, and what regularising it would require. Then you decide with the full picture.
