The site is operated by Claudia Burkholder, real estate broker, trading as Melaque West Coast Real Estate, with address in San Patricio Melaque, Cihuatlán, Jalisco, Mexico.

This site is informational and promotional. Nothing published here constitutes:

• A binding offer of sale or a promise to contract.
• Legal, tax, accounting, or investment advice.
• A guarantee of availability, price, or characteristics of a property.

Browsing the site or writing to us does not create a real estate brokerage relationship. That relationship arises only from a contract signed in writing between the parties.

The foreign buyer's guide and the blog notes are general orientation material. The percentages, timelines, and requirements mentioned there vary by state, by municipality, and over time. Before signing anything, confirm them with your notary and a tax adviser.

The properties and developments shown on this site are marketed through Melaque West Coast Real Estate. Where a development belongs to a third party we say so, and our role is professional brokerage.

If you reach a property or a development through this site, through a sheet we gave you, through a viewing we arranged, or through any of our material, that introduction is recorded with a date and a folio number. The sheets we issue carry both, precisely for this reason.

This does not stop you from speaking to anyone, and it creates no payment obligation for you: brokerage fees are paid by the selling party, not by you. What it does is record who made the introduction, which is what gets reviewed when two parties claim the same transaction.

To avoid misunderstandings: book viewings with us, and tell us if you already knew the property through another channel before our first contact. One message settles it.

The data for each property, including areas, bedroom counts, prices, and land tenure, comes from owners and third parties and is published in good faith. We review it, but we cannot guarantee it is free of error or still current at the moment you read it.

Before making a purchase decision, all information must be verified directly: measurements through a survey, documentation with the notary, and tenure with the Public Property Registry or the relevant agrarian body. We support that verification, and it is part of the advisory service.

Prices are stated in US dollars (USD) or Mexican pesos (MXN) as indicated on each listing, do not include closing costs, taxes, notary fees, or commissions, and are subject to change without notice until a signed contract exists.

A published property may have been sold, reserved, or withdrawn from the market without the site having been updated yet.

Site plans, lot layouts, areas, and images of developments being marketed are representative. They are subject to approval by the relevant municipal authority and may be adjusted during execution of the project.

Atmosphere images and renders do not depict existing lots or buildings unless the page itself states otherwise.

Lot availability shown on the interactive plan is indicative and must be confirmed before reserving.

The text, design, logo, and structure of this site belong to Melaque West Coast Real Estate or are used with permission. Photographs may belong to their respective authors or licence holders.

You may read the site and share links to it freely. What you may not do without written permission is reproduce, copy, or reuse the content for commercial purposes, or extract it systematically by automated means.

The site links to third-party services such as WhatsApp and Google Maps. We do not control those services and are not responsible for their content, availability, or privacy policies. Following those links puts you under each platform's own terms.

The site is provided as is. We take reasonable care to keep it available and correct, but we do not guarantee it will run without interruption or be free of errors.

To the extent permitted by law, we are not liable for damages arising from use or inability to use the site, or from decisions taken solely on the basis of information published here without the verification described in the section above.

Nothing in these terms limits the rights Mexican consumer protection law grants you and which cannot be waived.

These terms are governed by Mexican law. For any dispute, the parties submit to the competent courts of the State of Jalisco, Mexico, waiving any other jurisdiction that might apply by reason of present or future domicile.
